What is involved in an EPC survey?
On the15th June 2025 a huge overhaul to EPC RDSAP 10 was implemented adding many changes and additions to the surveys.
What does the assessment entail?
1) Pictures are taken from all aspects of the property to ascertain the building construction roof types, floor types and windows.Signs of cavity wall insulation observed and photo graphed (where applicable)
2) A floor plan of the property detailing the habitable rooms and the heat loss and party walls, any extensions are also detailed the property is then measured to calculate the floor area in SQM and the lengths of the heat loss and party walls.
3)All individual light bulbs are photographed and counted as either LED or non LED
4)The heating system and controls are evaluated, pictures taken including the gas and electric meters where applicable.
5) All windows are individually measured and assessed for the age/type and orientation.
6) Loft insulation (where applicable) is measured and photographed.
7) All mechanical ventilation is assessed recorded and photographed.
8) Any new technologies such as solar panels and batteries are photographed and recorded.
9) Openings such as chimneys evaluated and categorised
The information is then data transferred and calculated within 24 hrs of my visit.

Who requires an Energy Performance Certificate?
An Energy Performance Certificate (EPC) is a document legally required when selling or renting a property this applies to both domestic and commercial properties. Ratings are from
A-G with ‘A' being the best rating. If you require an EPC for your property because you are selling or renting a property or perhaps you require an ECO assessment. Maybe you are thinking of installing new technologies such as a heat pump and require an EPC to enrol in a government scheme.

Insulation to roofs and walls
Insulation is a key component to efficiency. Loft insulation is a lower cost solution and can add great efficiency. Cavity wall insulation is excellent to avoid heat loss. If you have cavity wall insulation please make sure you have paperwork available for when I visit as it is not always easy to detect especially if the property has been rendered. An EPC must be based upon visual evidence at the time of the appointment.
Double Glazing
Double glazing fitted after 2002 may require documentary evidence in way of an invoice to substantiate if no visible date stamp is present on the windows all windows are measured and documented including the orientation
Floor Insulation
If floor insulation has been installed this will require evidence by way of a building regulation certificate as it is not possible to visibly inspect unless the floor has not been refitted.

I aim to complete all EPC within 24 hours of my visit. I offer a very simple system whereby I visit the property and then invoice once the assessment is complete. Once paid I lodge the EPC to the government register and forward a link. I supply EPCs in Cheltenham, Stroud, Gloucester ,Tetbury ,Dursley and Wotton-Under-Edge I am a fully accredited EPC assessor and listed upon the government register. I work with individual house sellers, landlords, Estate agents, Housing associations.
I aim to provide all appointments for EPCs within a week of the request.
